LA PALMERA MOMENTUM CONTINUES WITH THE ANNOUNCEMENT
OF ELEVEN NEW TENANTS
P.F. Chang's, Grimaldi's Pizzeria, Charming Charlie and VANS among New Leases

CORPUS CHRISTI, Texas (August 20, 2009) - La Palmera's impressive retail and restaurant roster continues to grow with the announcement of nearly a dozen new tenants. The popular P.F. Chang's China Bistro, Grimaldi's Coal Brick-Oven Pizzeria and Charming Charlie will open in spring 2010, with VANS, Verizon Wireless, MTV Nails, Sarku Japan, Subway, Coffee Beanery, H.J. Smoothies & Creamery and Pretzel Maker opening this fall.

Trademark Property Founding Partner Terry Montesi made today's announcement at a special behind-the barricades site tour. Also opening this fall will be the new community room, a 1,100-square-foot space with seating for 70 located near the new children's play area and available for community events.

"With the renovations underway, La Palmera continues to evolve into a first-class regional shopping destination," said Montesi. "Additions such as P.F. Chang's, Grimaldi's, VANS and Charming Charlie are examples of the strong response to the new La Palmera as a desired location, about which we are quite pleased considering the difficult retail climate."
The $50 million renovation is one of only a handful of major mall redevelopments currently underway in the country. Many of the areas currently under construction, including the new La Palmera Cafes food court, children's play area and expanded retail space, will begin opening this fall.

Since acquiring the 1,017,704-million-square-foot mall in July 2008, 53,808 square feet of space has been in play; 12 new deals (26,405 sf) have been signed including the Dallas Cowboys Pro Shop, which opened in June. An additional 16 stores have relocated or remodeled (27,403 sf) including Spencer's, Footaction USA, Sunglass Hut, MasterCuts, EyeMasters, Kay Jewelers and Gordon's Jewelers.

"We are extremely proud of the work we're doing," said Montesi. "Despite a down economy, we are fulfilling the promise we made to city of Corpus Christi and its residents. Our vision is coming to life and La Palmera is well on its way to become a shopping destination unparalleled in the region."

Several new restaurants and retailers will line the new outdoor Lifestyle Court, which will serve as the new main entrance, currently under construction and opening this fall. Joining the Lifestyle Court line-up in 2010 are P.F. Chang's, Grimaldi's Coal Brick-Oven Pizzeria and Charming Charlie. P.F. Chang's features a blend of traditional Chinese cuisine and American hospitality in a contemporary bistro setting. Grimaldi's Pizzeria has been a New York institution known for their coal-fired brick oven pizza since 1905. The fast growing and wildly popular Houston-based chain Charming Charlie, offers jewelry, handbags, shoes, sunglasses, shoes, apparel and more at incredible values. VANS will bring to La Palmera this fall its world famous canvas footwear made popular by the West Coast skate and surf scene.

MTV Nails will be part of the expanded retail space located over the new food court with Verizon Wireless on the mall's lower level.
Sarku Japan, Subway and H.J. Smoothies & Creamery will join Chick-fil-A and Villa Fresh Italian Kitchen in the new La Palmera Cafes food court. Coffee Beanery will open its 24-seat coffee café in Center Court with Pretzel Maker opening near JCPenney.
Trademark is currently negotiating leases with 11 other new tenants accounting for 38,876 square feet and expects to make additional announcements in the near future.

"It's an exciting time for us," said Montesi. "We have new tenants signed, existing tenants extending their leases with many of them remodeling or moving to new spaces. We are also proud to have many of the new prototype stores for retailers such as Spencer's, EyeMasters and Sunglass Hut here at La Palmera. Our department stores are also following our lead, choosing to update their stores as well. Macy's has undergone an 18,000- square-foot expansion with complete interior renovations underway and a grand re-opening planned for late October. Dillard's has also started a partial remodel of the lower level with a special celebration set for late October; a complete store remodel will be completed in 2010. JCPenney will begin their own renovations in 2010 including the additionof a Sephora ‘store-within-a-store' to provide beauty products."
